Why do short term rentals?

With short term rentals, you can make anywhere from 2-5 times as much as you would renting your property out monthly to a traditional tenant. Also, surprising to most landlords, properties are usually protected and maintained better with short term rentals as opposed to long term tennants. For example, inspections and deep cleanings are done every few days as opposed to once per year.

Is my property protected?

Yes. On any Airbnb listing, all hosts are protected with "AirCover." This reimburses you for any damage to your property and gives you liability insurance in the event anyone is injured in your property. You can read more about this in the link here.

I can decorate my property myself. Why would I need Norse Retreats to help?

During our cooperation, we monitor your listing weekly and provide you with monthly reports to ensure you everything is being done to generate the most revenue possible.

What are the monthly reports like?

We contact you at the beginning of every month with a report of our weekly monitoring and future strategies. Most of this has to do with the revenue management and waht is called "Dynamic Pricing." Setting the nightly price for your listing at the correct ammount to optimize revenue, while also considering discounts and other opportunities in the slow seasons, weekdays, events, longer term stays, advance bookings, "minimum stays" and other strategies to maximize the number of nights booked. This weekly monitoring and analytics reports is the most important part of what we offer.

What does your analytics software tell us?

Our analytics software tells us absolutely everything about your property and the market you are in. Top competitors in your location, average nights per month booked, average price per night, high seasons, low seasons, niche markets, search terms and much more. The key goal is to determine how your property is competing with the top listings in your area and how to make you one of them. We call this getting into the 90th percentile in your region.

How do you get my property into the 90th percentile?

It's surprisingly a very easy task to get your property into the top 10% performing Airbnb listings in your area. Most owners are managing their listings poorly and have no strategies to stand out from their competition. There are essentially 3 ways to do this. The first is the marketing which has to do with keywords, titles, price, photos, SEO and other initial fixes we can do. The 2nd has to do with response times, reviews, shares and other factors that qualify you as a "Superhost." The final is to get your property qualified as a "Airbnb Prime" location as well as a "OMG!" or any of the various themed categories.

Will a Viking themed listing do well in my location?

This is the #1 thing we look at in our application process. Some markets will simply not have an interest in a viking themed rental and in other areas it will be a huge success. Areas with Scandinavian influence are the top choice, but even other locations such as mountains, or coastal vacation stays have shown to do well with this type of theme. It is case by case and we will go over this with you when we provide the analytics report.

What is the decoration/design process like?

We will personally come decorate your property with all kinds of viking themed items. We make no changes to your property or furniture other than a few nails to hang up decorations. We will send you a list of all the items we plan on decorating with to get your approval before we visit.

What if the items/decorations get stolen?

This is easily avoided by taking deposits and/or inventory checklists that the cleaners can complete after the stay of a guest. We do not charge any fees if a few of our decorations go missing. This process is only to assure that the items remain in place for the next guests to enjoy.

Can I keep the decorations?

The decorations are for your property for as long as we are working together. If you decide to cancel in the future, we would take our decorations back. However, there would be an option at this time to purchase the items and design for a fee. We can also charge you this fee before the decoration if you would like to buy the items at the start.

What duties would I have to do with my propety?

Our standard service(for 10%) offers everything we covered on this site. Additional managerial tasks to handle yourself are guest communication, cleaning/maintainance, and making sure your property is stocked with toilet paper, soap and other items Airbnb requires. However, with our advanced plan ranging from 15-25% we can handle these things for you. The only thing you would handle in that case is, as the property owner, your local municipality requires you to attain the proper permit/licence for short term rentals.
